MSL welcomes CCS On-site Manager Alex Roman

Everyone please be sure to say hello and welcome the newest member of our community. Alex Roman is our new On-site Community Manager. He brings to us decades of management experience and his unique ability to handle the myriad of community challenges we face every day.

His office hours are Monday through Friday from 8 a.m. - 2 p.m. His office is located off the second floor hallway in 500 near the atrium stairwell. Future plans will be to convert the 3rd floor gym to a permanent HOA office and his current location will become our new larger gym. Fire & Safety Inspection Date Changed

We sincerely apologize for the mistake and inconvenience:

Glendale Fire & Safety will perform inspections of each unit on Saturday, June 7th from 9 a.m. until 4 p.m.

Every Owner needs to make their unit(s) available for inspection at that time otherwise Owners need to contact CCS prior to the 7th and schedule a separate inspection.

Please note the new address to send your dues. We no longer send them to management; they get directly sent to the bank.

Caution - Beware of Sonic Towing Company

As posted previously Sonic Towing in the Arts District of Los Angeles continues to cause many problems for the residents of Molino Street Lofts and now the new Barker Block.

I don’t know what it will take to encourage this business to STOP endangering the lives of the residents of Molino Street Lofts.

The Tow Truck drivers seem to find amusement in dangerous 40-65 mile an hour games with 2-3 ton trucks honking, ad shouting while young Children are being rolled in strollers on Palmetto street. In addition, whenever any resident or concerned neighbor confronts them they immediately “group together” and get “hostile” - on many occasions it have been documented intimidation and/or threats of bodily harm.

Please ask Sonic Towing to stop driving wrecklessly and start using caution - this is a community now, not a vacant Block.

Community Living and Loud Music

Greetings Residents,

Molino Noise ControlIt has come to my attention that there are a lot of people who are currently playing their music at the detriment of others. Many of us in our “digital age” have sub-woofers and “sound systems” but we must also understand that our sounds can be disturbing to neighbors as well.

I personally knock and ask people politely to turn down their music, but when does it become a “nuisance?” I have personally knocked on peoples doors over 15+ times, and yet, they STILL turn their music on so my walls vibrate - so what does one do?

On some occasions I have had to ask residents DAILY to keep their music down, other times I have literally had to drag a person into the hallway to have them hear the ruckus they were causing. I honestly feel that video cameras and proper documentation are crucial as evidence.

I just wanted to remind people that living in a loft/Arts district doesn’t give you carte-blanch to “ignore your manners,” or “social responsibilities” and behave like a “College Student”.

RULE OF THUMB: IF YOU CAN HEAR IT IN THE HALLWAY ITS WAY TOO LOUD “.”
This is a community, let’s treat each other with mutual respect and dignity. We all share this space, so we all should respect it equally. We already have construction noise issues, let’s not torment ourselves unnecessarily either.

Can KOR Control it’s Contactors?

Seriously, this has now gotten WAY out of hand. I have spent the last hour and a half listening to a group of 7 workers eat breakfast in front of my window (WTF), there are also 3 cars unloading steel/aluminum in front of my window (did I mention all of this between the hours of 5-6:30am? FYI That is Illegal under California Law ).

Then I went out there to investigate and witnessed about 15 trucks parking on the Molino building side of the street (which aren’t supposed to be there, and witnesses a number of wreckless construction truck/workers driver “racing” to clock in on time - unacceptable).
When I asked someone to “simply slow down” they slammed on their brakes (IN A FULL SIZE utility truck) and told me to “go fu*k myself” and “don’t talk to me that way,” ( I think the poor Chap, then realized I actually live here, and am not a construction lackey). I then further explained I was calling the police, and he proceeded to peel out down Molino. (are these people they hire the minimum of maturity and or tack? are there any screening procedures? are they endangering our safety?)

Seriously what types of codes of conduct or behavioral rules does KOR enforce? I see none…time to call the LAPD on them again (I guess).

Important Fire Safety Notice to Residents

The fire alarm system for the entire building must be inspected as the alarm panel is notifying the Fire Department that there are detector/annunciator modifications in multiple units in the building. The system cannot tell us which specific units the problems are in.

If at any time the smoke detectors or the white plastic wall annunciators have been disconnected (Changing Batteries Excluded), removed, replaced, relocated, covered or modified in any way please contact Selma at LB immediately by phone at 818-981-1802 X244.

Glendale Fire Systems will be here at MSL on Thursday, September 27th from 9 a.m. - 5 p.m. testing the system, inspecting and repairing units. If you cannot be available to allow access to your unit you must contact Selma to make arrangements otherwise we will gain access with a locksmith to inspect and repair your fire alarm system as needed.

We will start inspections with units who have contacted us about modifications and hope this will resolve the problem. If this doesn’t correct the issue we will be required to inspect and test every unit’s fire safety system to remedy this extremely important safety issue.

We are faced with the most serious safety concern our building can have and the consequences of not fixing this problem immediately will result in the Fire Department shutting off the entire alarm system, placing a fire truck and crew on standby outside our building and charging the building thousands per day until the issues are fixed.

Amnesty will be given to owners & residents who contact us before the inspection of their units. If owners & residents do not contact us regarding this issue and it is discovered they are responsible for this issue fines and all associated costs will applied to their unit’s HOA ledger.

We recognize that this is an extremely short notice but the seriousness of the problem, possible dangers and Fire Department fines require immediate cooperation and compliance from all owners and residents.

As many of you know, I am a very loyal Arts District resident, but recently I was shown the plans for a NEW amazing “Oasis” in downtown - its called Park Fifth. Of course Los Angeles is revered as the ultimate in urban culture. After all our City of Angels has many things t be proud of historically, including Olvera Street, Our Lady of Angels, City Hall, Dodger Stadium, MOCA, Ahmanson Theatre, Disney Theatre and MANY more.

Living in Park Fifth - Downtown Los Angeles can be a lifestyle as rich as anyone’s imagination.

According to plan: Park Fifth is a double tower luxury residential complex overlooking cityscape in Los Angeles. Park Fifth “would be at least 70 stories, and possibly 76 floors, perhaps making it taller than Downtown’s 72-story Library Tower - currently the tallest building west of the Mississippi,” says developer David Houk. Park Fifth second tower will be shorter, both connected by a residential bridge. The Park Fifth will have all amenities including five-star hotel, pool and spa and much more.
