HOA Communication / Monthly Meetings

Hello MSL Homeowners,

The Board has decided to encourage and hopefully increase participation and communication by adding a few new items to our HOA arsenal. We now have a twitter page http://twitter.com/MolinoStLofts for everyone to get the latest happenings. Frank Theobald, our new on-site property manager will be doing his best to communicate with homeowners about their concerns and we’re inviting homeowners to volunteer for the HOA sub-committee/s (letter coming soon). Also the Board has decided to test the waters and create a Resident Social meeting outside of the already scheduled quarterly general meetings. They will take place on the second Monday of each month at 8 p.m. in the HOA Office. The agenda will be posted in the mailbox areas in advance and we invite you to attend and discuss anything Molino related.

Fire & Safety Inspection Date Changed

We sincerely apologize for the mistake and inconvenience:

Glendale Fire & Safety will perform inspections of each unit on Saturday, June 7th from 9 a.m. until 4 p.m.

Every Owner needs to make their unit(s) available for inspection at that time otherwise Owners need to contact CCS prior to the 7th and schedule a separate inspection.

An Invitation

KOR would like to invite all Molino Homeowners and residents to attend an event over at their Barker Sales office this Wednesday at 6pm.

KOR will be taking this opportunity to show us the drawings and renderings for their intended development of 97 condo units adjacent to Molino Street Lofts on Fourth Place.

The architects and representatives of the developer will be on hand to make an explanatory presentation of their entitlement proposal and to answer questions.

Please come out and join your neighbors this wednesday evening to see just what our friends at KOR are planning to build next in our neighborhood.

Important Fire Safety Notice to Residents

The fire alarm system for the entire building must be inspected as the alarm panel is notifying the Fire Department that there are detector/annunciator modifications in multiple units in the building. The system cannot tell us which specific units the problems are in.

If at any time the smoke detectors or the white plastic wall annunciators have been disconnected (Changing Batteries Excluded), removed, replaced, relocated, covered or modified in any way please contact Selma at LB immediately by phone at 818-981-1802 X244.

Glendale Fire Systems will be here at MSL on Thursday, September 27th from 9 a.m. – 5 p.m. testing the system, inspecting and repairing units. If you cannot be available to allow access to your unit you must contact Selma to make arrangements otherwise we will gain access with a locksmith to inspect and repair your fire alarm system as needed.

We will start inspections with units who have contacted us about modifications and hope this will resolve the problem. If this doesn’t correct the issue we will be required to inspect and test every unit’s fire safety system to remedy this extremely important safety issue.

We are faced with the most serious safety concern our building can have and the consequences of not fixing this problem immediately will result in the Fire Department shutting off the entire alarm system, placing a fire truck and crew on standby outside our building and charging the building thousands per day until the issues are fixed.

Amnesty will be given to owners & residents who contact us before the inspection of their units. If owners & residents do not contact us regarding this issue and it is discovered they are responsible for this issue fines and all associated costs will applied to their unit’s HOA ledger.

We recognize that this is an extremely short notice but the seriousness of the problem, possible dangers and Fire Department fines require immediate cooperation and compliance from all owners and residents.

Greetings Molino Street Loft residents…I just wanted to remind everyone that we have a “Molino Street Loft Events” Forum, so please use it!

Remember anyone who lives here can advertise and promote their events to the whole community for free.

We want everyone to use the website, and promote their events and increase community participation!

Because I Can’t Be Beethoven @ Dangerous Curve

Come out and experience the Dangerous Curve art event titled Because I Can’t Be Beethoven. The performance, which takes place from approximately 7:00 to 10:00p.m., will consist of the destruction of a piano, which is initially trapped in a monolithic block of ice. The artist, Parris Patton, will use hand tools, hammers and hatchets, to expose the piano. When the instrument is sufficiently exposed it will be set on fire for a short period of time as the climax of the event.

*The event is Free and open to anyone. Food is being provided by a commercial vendor with a barbeque trailer.

Timeline:
Noon to 3:00 – Ice block arrives on flatbed, unloaded by crane. outer box removed, scenario set up including a few fake trees, lights, sound system. Barbeque arrives and sets up.

3:00 to 7:00 – Photography, ice block admiration time, Beethoven music played over sound system, eating and hanging out.

7:00 to 10:00 – Destruction of ice block by Parris, documentation video taping and photograhy, more Beethoven music via sound system. At climax, near 10:00 p.m. fire set and extinguished.

10:00 – Music off, performance over.

10:00 to midnight: Only crew remains for quiet clean up midnight – Everyone goes home

We anticipate some clean up may continue Sunday in order to minimize late night activity.

Please join us for this day-long party. It promises to be a memorable Arts District event. You will want to be able to say “I was there.” If it isn’t your cup of tea we thank you for your patience.

Resident ‘Event Day’ Info:
They will be conducting a street closure on Fourth Place between Mateo and Molino Streets on March 24, 2007 for the purpose of event safety. The street closure would, officially, be from noon to midnight on that date. They don’t expect the street to be actually closed for the entire period, but want the option to close it as needed, for delivery of artwork and the actual event as outlined in the timeline below. The relevant law requires a twenty foot wide fire lane to remain clear at all times during the closure, so necessary passage by resident vehicles should be easy to manage as need be. Mr. Patton is hiring a registered pyrotechnician for this phase of the performance. The technician will acquire all necessary permits for the event and has assured us that the fire will not produce noxious odors or very much smoke. We expect it will smell like a fireplace fire. As part of the requirements for the street closure Mr Patton is securing all necessary insurance. All trash will be policed by our crew and the street left cleaner than normal after the event.
