<p>The Board has decided to encourage and hopefully increase participation and communication by adding a few new items to our HOA arsenal.  We now have a twitter page <a href="http://twitter.com/MolinoStLofts">http://twitter.com/MolinoStLofts </a> for everyone to get the latest happenings.  Frank Theobald, our new on-site property manager will be doing his best to communicate with homeowners about their concerns and we&#8217;re inviting homeowners to volunteer for the HOA sub-committee/s (letter coming soon).  Also the Board has decided to test the waters and create a Resident Social meeting outside of the already scheduled quarterly general meetings.  They will take place on the second Monday of each month at 8 p.m. in the HOA Office.  The agenda will be posted in the mailbox areas in advance and we invite you to attend and discuss anything Molino related.</p>

<p>Dear Fellow Residents:</p>
<p>It’s the obligation of the HOA to inform residents of important situations related to the safety and security of our community.  Early Saturday morning between 1:30– 2:00 a.m. there were a series of gun shots on Molino Street at the north end of the property.</p>
<p>What we know is a late model silver Mercedes or BMW drove down the street and someone inside shot at three vehicles parked in front of 500 the building.  These were all resident’s cars, luckily no one was injured. This situation has been turned over to the LAPD for their investigation.  If you have any information about this please contact the HOA immediately.</p>
<p>We feel it’s the responsibility of the Board to take the necessary steps to provide the safest environment possible here in our community.</p>
<p>In the last several months there has been an escalation in crime in our community.  We’ve had internal and external building vandalism, car break-ins on the streets surrounding the building, on the rooftop garage and across the street in the shared parking structure.  Everyday there are people loitering around our property who are not residents and not guests of residents.</p>
<p>For the time being we will have a professional security officer placed on site during the evenings and weekends.  We are also gathering bids and evaluating the possibility of installing a security camera system on the exterior of the property and common areas.  We’re also looking into additional street lighting around MSL.</p>

<p>SIMPLE TIPS FOR COMMUNITY CONDUCT:</p>
<ul type="disc">
<li>Make attempts to be neighborly    and get to know one another.</li>
<li>Have a contact number or email    if we need to reach each other.</li>
<li>If residents have questions,    problems or concerns with a fellow resident &#8211; please have an objective    conversation to resolve the issue.</li>
<li>If the situation is still    a problem, please contact the management company or the HOA Board directly    to allow us to help settle the dispute in a reasonable and fair manner.</li>
</ul>
<p>PLEASE NOTE: Vandalism and threatening  letters are in violation of the CC&amp;R&#8217;s and finable offenses.  Furthermore,  it is considered unacceptable community behavior and will not be tolerated.   Instances will be reported to the LAPD.</p>
<p>We live in a unique artist community.   Please remember we share our lives here and need to show respect to one another.  Let&#8217;s all make this a great  2008!</p>

			<content:encoded><![CDATA[<p>Seriously, this has now gotten WAY out of hand. I have spent the last hour and a half listening to a group of 7 workers eat breakfast in front of my window (WTF), there are also 3 cars unloading steel/aluminum in front of my window (did I mention all of this between the hours of 5-6:30am? FYI That is Illegal under California Law ).</p>
<p>Then I went out there to investigate and witnessed about 15 trucks parking on the Molino building side of the street (which aren&#8217;t supposed to be there, and witnesses a number of wreckless construction truck/workers driver &#8220;racing&#8221; to clock in on time &#8211; unacceptable).<br />
When I asked someone to &#8220;simply slow down&#8221; they slammed on their brakes (IN A FULL SIZE utility truck) and told me to &#8220;go fu*k myself&#8221; and &#8220;don&#8217;t talk to me that way,&#8221; ( I think the poor Chap, then realized <strong>I actually live here</strong>, and am not a construction lackey). I then further explained I was calling the police, and he proceeded to peel out down Molino. (are these people they hire the minimum of maturity and or tack? are there any screening procedures? are they endangering our safety?)</p>
<p>Seriously what types of codes of conduct or behavioral rules does KOR enforce? I see none&#8230;time to call the LAPD on them again (I guess).</p>
<p>Hope everyone has a better morning than I did.</p>
